Why a Fresh Exterior Doesn't Mean a Healthy One
Paint and stucco color are surface signals. They tell you when a house was last touched up, not whether the layers underneath are doing their job. The part that actually determines whether a house stays dry is the assembly behind the finish: the sheathing, the flashing around windows and doors, the weep screed at the base of a stucco wall, the house wrap meant to shed water that gets past the outer layer. None of that is visible from the curb, and none of it gets refreshed when a homeowner repaints.This is why a home can pass a casual glance and still be sitting on years of trapped moisture. Industry write-ups on stucco failures and remediation describe this pattern constantly: the surface looks intact right up until it doesn't, and the interval between "looks fine" and "needs a five-figure repair" can be surprisingly short once water finds a way in. How Moisture Gets Behind Siding and Stucco Without Anyone Noticing
The older houses had some breathing capacity. It was built loose enough to allow any water entering it to leave. In modern construction practices, however, tightness is an advantage in terms of energy conservation but not in moisture movement. Water that enters beyond the outer shell of the wall will find no way out, thus continuing its process of destroying the inner structure of the wall from inside. It is not the wall material itself. Stucco and siding are built to withstand certain amounts of exposure. The trouble spots will be at the joints:- Window and door caulking that has dried up, contracted, and/or separated
- Improperly or poorly installed flashing over windows, doors, and roof lines
- Weep screeds that were missing or obstructed and are meant to allow the water to drain from the bottom of the wall
- Utility pipes, vents, and wires that have not been caulked or otherwise waterproofed
Hardcoat Stucco vs. EIFS
There are many different ways in which the two types of stucco can fail, but that alone is a significant factor in itself. Hardcoat, or conventional, stucco is made from cement-based material and is applied through several coats over wire lath. The stucco type is both durable and breathable, yet is prone to cracking and separation from the substrate if the movement of the foundation or incorrect application of the base coat occurs. EIFS, or Exterior Insulation and Finish System, looks the same as the conventional one when viewed from outside, yet is quite different in its composition since it features foam insulation board with a layer of synthetic finish above it. Such a structure means that once any amount of moisture penetrates through EIFS, there is hardly any place where it can evaporate, which is one of the reasons why moisture problems with EIFS have become a regular issue in residential construction for many years now.And this is the exact reason why a general checklist cannot be used in this case.
What a Professional Exterior Inspection Actually Checks
While a homeowner is walking the perimeter of their own house, they are inspecting the elements that can be seen. An inspector is hired precisely for the purpose of finding problems that are not yet visible.A comprehensive exterior inspection usually consists of:
- Readings from moisture meters in several spots near windows, doors, and at the bottom of walls
- Using infrared thermography to find temperature discrepancies to detect water trapped behind the wall
- Flashing and weep screed inspection to see whether there is a way for the water to escape
- Foundation check because its movement may crack the stucco and put pressure on fasteners of the siding
- Caulking and sealants condition check for each penetration and joint
The Real Cost of Waiting, and the Habit That Prevents It
This arithmetic is usually highly skewed in favor of doing nothing about the problem. The cost of an inspection will generally range from a few hundred dollars for siding to $1,595 for a full-stucco analysis on a larger structure. Without action being taken, the same issue can lead to remediation costs ranging in the tens of thousands of dollars, and those go even higher once the water damage moves into the woodwork or into the house itself. In addition, water that makes it past the outside wall will not stop there; it will usually cause some drywall damage on the inside as well.A Maintenance Routine That Actually Moves the Needle
Most of what prevents this kind of damage is unglamorous and cheap compared to the alternative:- Make sure gutters are cleared out twice a year and ensure downspouts are directing water away from the foundation
- Ensure landscaping is at least a foot away from exterior walls to prevent plants and mulch from holding water against the surface of the wall.
- Inspect any caulk and sealant annually and replace it where there are any cracks or gaps.
- Use a regular garden hose on any surfaces like stucco and fiber cement that a pressure washer might be used on because high-pressure water pushes moisture into the wall rather than cleaning it.
- Keep an eye out for efflorescence, the white chalk residue, as well as any drips under windows, which indicates moisture movement within the wall
