Thinking of selling your home or have plans to sell it in the near future? It's never too early to start improving your property and ensuring it's in good condition for sale to help you obtain the maximum value.

While there are factors that will influence how much you can get when your home hits the market that will be out of your control, remember, there will be factors you can control. Your approach to these factors will determine the sale of your home and how much people are willing to offer and pay when it is up for sale. You are in control of these factors, and your actions can significantly impact the outcome.

Let's take a quick look at some factors that can make your home less desirable or impact the value.

Neglecting Maintenance and Repairs

Starting with a fairly obvious one, neglecting to carry out repairs on your property can put people off. The less you do to upkeep the building and its interiors, the more concerns people will have about what they will end up rectifying post-sale. So whether you need new roof & siding options to revive the structure and offer greater protection from elements or you need to get those little repair jobs finished you have been putting off, now is a perfect time to tick them off your list.

Not Cleaning Up

If you're getting your home ready for imagery to be taken or for open houses or viewings, then you need to be able to show it off in its best light. This means, at the very least, giving it a deep clean and tidying up. If you can, hire a cleaning company to help you your home give a good clean so you're ready for visitors, but you need to make sure you cover all areas of the property in your cleaning schedule and make sure you tidy up so it's not off-putting for people.

Odors

Ever heard the term "nose blind"? This is when you become so used to odors that you don't actually notice them anymore. But if there are lingering odors, you can bet others will notice.

Take a good walk around and identify any odors that can indicate issues. It might be a musty smell that can indicate dampness somewhere, an ammonia smell that can reveal the presence of rodents maybe, or a rotting plate of food under the teen's bed you can whiff as you venture upstairs. The earlier you proactively address any scent problems within your home, the more chance you have of eliminating them properly so your home smells fresh come listing time. It's your responsibility to ensure your home is inviting and odor-free for potential buyers.

Curb Appeal

Curb appeal is the impression your home gives out from the curb. It's those first impressions people make when coming across your property before they even step foot inside. And if you're not giving a good impression, then you're falling at the first hurdle. Stand outside, take a hard look at your property, and identify any problems. Be it an overgrown lawn, dead flowers in a neglected flower bed, chipped paint, a broken gate, etc. These are the first things potential buyers will notice, and they can make or break their interest in your property. It's crucial to focus on fixing things and bringing them back to high standards so people get a good first impression upon arriving at your property.
